These reports are often necessary to establish the value of a home as part of a marital asset pool. You may receive a valuation to complete a property settlement or obtain a loan.

If you're anxious about having your property appraised, here are some tips to help.

Generally, you don’t need to organise your own appraisal. The buyer’s lender will order one regardless of any appraisals you’ve already done. Save your money and let them handle it.

If you’ve had an inspection done, fix any detected issues. Even minor repairs on broken light fixtures, door handles and wall dents make a big difference.

Give the appraiser a good experience in your home. Don’t interfere with their work, and ensure they have access to everything they need.

Inform the appraiser of significant renovations. For example, a recently remodelled kitchen or bathroom or a new air conditioning unit is helpful for the appraiser to know.

Clean up the place. Every part of your house should be as neat and clean as possible. Don’t have dirty dishes on display or rubbish strewn about.

Ensure that your yard is well-kept. Cut the grass and take care of any messes left by a pet. The exterior property is as important as the house’s interior.
